How it works
Three kinds of glass, three different jobs
Which one is in your sash decides the price, the timeline and whether this is simple.
01 / Annealed
A single sheet, bedded in linseed putty or held by wooden beads. The simplest glazing there is: old glass and putty out, new glass bedded in, sash good for decades.
02 / Sealed unit
Two panes bonded around a spacer with a sealed cavity between. A manufactured item in its own right, replaceable inside your existing sash without touching the frame.
03 / Tempered
Required by code beside doors, in bathrooms, at low sill heights and in large panes. It cannot be cut after manufacture, so it is always made to measure.
04 / The seal
The perimeter bead holding a sealed unit together. Its failure is what fogging is, and no amount of cleaning or drying touches it.
05 / The putty
What actually holds glass into an older sash. Decades of service life, and once it goes, rainwater runs into the rails rather than off them.
06 / The measurement
Taken on site, always. Glass cut from a photograph is a wasted pane and a wasted week, and in western Kansas also a wasted trip.

Hail, most years
Kansas sits in the core of hail country, and south-central Kansas in particular sees it regularly. A single storm can pit, chip or crack glass across an entire elevation, and the damage that shows up as fogging months later is the part people miss.

Thermal stress
When sun hits part of a pane while the rest sits in the shadow of a frame, a storm panel or a deep eave, the two areas expand at different rates. With Kansas sun and big daily swings, that difference is regularly enough to split glass with nothing having touched it.

Hard water and sprinkler overspray
Kansas water is hard, and irrigation overspray dries onto glass in strong sun and bonds to it. Caught early it can be restored. Left several seasons it etches the surface permanently and the pane has to be replaced.

A very wide annual range
Sealed units have to hold two panes and a gas fill together through hundred-degree summers and sub-zero winters, year after year. That cycling is why so many units fog well inside the life they were sold with.

Five ways glass work gets done badly
Most of these come from working quickly rather than working carelessly, but the result is the same.

Glazing over wet timber
If the putty failed, the rail underneath has been getting wet. Bedding new glass onto soft wood means the glazing lets go again within a couple of seasons.

Fitting annealed glass in a safety location
Beside a door, in a bathroom or at a low sill height, code calls for tempered. Fitting ordinary glass there is cheaper, faster and wrong.

Replacing one pane after a hailstorm
Hail does not hit one window. Doing the obvious breakage and leaving the compromised seals means three more calls over the following year.

Measuring from a photograph
Glass is cut to the opening, and openings in older Kansas housing are rarely the size anyone assumes. A pane cut from a picture is a wasted pane.

Selling defogging as a repair
Drilling and venting a sealed unit removes the visible moisture. It does not restore the seal or the gas fill, and the window continues performing roughly like single glazing.

Will a foggy window clear up on its own?
No. The seal has failed and moisture is permanently inside the cavity. It looks worse on humid days and better on dry ones, but the insulating value has gone.

Can you replace just the glass and not the window?
Yes, and that is most of what this service is. The frame, trim and hardware all stay where they are.

Hail hit the house. What should I look for?
Pitting, small chips, and cracks radiating from a strike point — then watch for fogging appearing over the following weeks, which means a seal took the hit even though the pane held.

Should I open windows ahead of a tornado?
No. That advice has been withdrawn for years. Opening windows does not equalise pressure or protect the house, and it costs time you should spend getting to shelter.

My window cracked and nothing hit it.
